Turelk, Inc. is looking for a Tenant Improvement Construction Project Manager for Commercial Tenant Improvement Projects. We are currently hiring for a Project Manager for our Los Angeles office.  

 

Job Description:

  • Prepare Budgets/Estimating/Proposals.
  • Assists in all facets of Contract Negotiations.
  • Must be familiar in Contract Documents, Drawings, Specifications, Addendums, etc.
  • Project Buyouts: Carefully analyze subcontractor proposals, issue contracts.
  • Submittals:  Coordinate/supervise with Project Engineer.
  • Prepare and issue change orders.
  • Interfacing with superintendent in order to coordinate subcontractors and suppliers.
  • Coordination and interfacing with Superintendent in order to deal with day to day obstacles.
  • Day-to-day public relations with Architect/Engineer/Tenant/Client.
  • Maintenance of job related documentation.
  • Track costs and cash flow management throughout project.
  • Coordination/direction of Project Engineers as part of project team.
  • Close Out of Project: Oversee distribution of close out material, facilitate prompt punch list final sign off, completion and resolution of all contract paperwork for final acceptance by client.
  • Maintain viable relationships with existing clients as well as marketing of new business through these developed relationships.
  • Hands on familiarization with the project site visitations and meetings.
  • Conduct project meetings and prepare weekly meeting minutes.
  • Inventory control
  • Provide monthly progress billing information to accounting for prompt monthly invoicing.

 

Skills/Qualifications:

  • Supervision, Quality Management, Project Cost Controls and Managing Profitability, Delegation, ADA Requirements, Attention to Detail, Quality Focus

 

Requirements:

  • At least 7+ years of Project Management Tenant Improvement Projects in Commercial Construction.
  • Have Tenant Improvement construction experience in the Los Angeles area.
  • Understanding of Microsoft Excel and Project.

Turelk, Inc. an established leader in tenant improvement contracting in Southern California is looking for a Project Engineer for our Long Beach, CA office to support and assist the Project Managers in processing paperwork and implementing established systems in the construction Process.

You’ll support our Project Managers by expediting job documentation in a timely manner and communicate with entire project team effectively and frequenting in order to meet deadlines.

This is a Commercial Construction Tenant Improvement Project Engineer position.  Civil Engineers, Structural Engineers need NOT apply.

Essential Duties and Responsibilities:

  • Extracts initial information and executes in a timely manner, i.e., preliminary information, billing requirements, job directory, insurance requirements.
  • Assists in the preparation of job kit, purchase orders, job kit updates, etc. for Project Manager to review.
  • Generates RFI’s quickly and accurately and gets them processed through project team timely.
  • Sends NTP’s on time and follows up on their execution.
  • Submittals: Sends out on time, follows up on approval, get approvals out to project team.
  • Requests, collects and prepares subcontractor bids, proposals, change orders.
  • Close Outs:  Gets close outs executed with quality and within 2 weeks of project completion.

Requirements:

  • College degree in Construction Management preferred but will consider applicants that have experience
  • Pass Pre-Employment drug test
  • Proficient in Excel
